United Neighborhoods, Inc. (UNI), a citywide Community Development Corporation Inc. (CDC) in the City of Hammond embarked on an initiative to build two new homes on an existing site near Columbia Center. UNI asked The Arsh Group, Inc. to provide necessary construction and development services to build these homes. In order to fast track the construction, a design-build approach was considered. The Arsh Group’s services consisted of three different phases of work:
- Phase I – Site Plan and Zoning
- Phase II – Design-Build Process
- Develop and outline specifications for construction of the houses
- Preliminary house plan layout
- Preparation of bid documents as a design-build project
- Review and evaluate bids, recommend a contractor for the Board’s selection and approval
- Phase III – Construction Observation
- Coordinate construction-related activities for the project. These activities
include:- Prepare construction schedule
- Review work progress and conduct progress meetings
- Review pay requests
- Assist UNI in selection of materials, colors and other related decisions
- Provide final punch out.
